CARPET CLEANING PROCESS:

Our process consists of combining two of the best known cleaning methods used today — using dry foam chemicals with moisture and a rotary machine in combination with a high extraction industrial vacuum. Our chemicals and process will clean and act as a soil retardant while removing bacteria formation, dust mites, and mite feces dust* from beneath the surface of the pile while sanitizing the carpet as well. Special attempts will be made to spot clean, by hand any stain not removed by normal cleaning. Hard to reach areas will be cleaned by hand as well. Non-stationary equipment and flat objects will be moved and not replaced.

THE PROBLEM:

Typical Carpeting Cleaning Techniques Are NOT GOOD!

  1. Spray Buff: Most Janitorial Services at commercial buildings use a Spray Buff process. They take a sprayer or attach a gizmo to the machine that sprays a chemical on the rug which supposedly cleans it. While it makes it look clean, it’s actually scrubbing the dirt deeper into the carpet. It’s like buffing a floor – makes it shiny, but doesn’t really clean.
  2. Steam Extraction: The Steam Extraction process is nothing more than hot water extraction at 185 degrees. They call it steam, but it’s really just generating hot water that saturates the carpet. While better than the Spray Buff process, it provides about 85% carpet saturation. In combo with the high temperature, it tends to crystallize the adhesive that bonds the carpet to the floor. Over time, this separates the seams and causes the carpet to separate from the floor. It also causes the carpet to wear faster, which means it will have to be replaced sooner.
  3. The Shampoo people typically buy from stores like Home Depot, True Value Hardware, or other similar places leaves a residue on the surface of the carpet that actually attracts the dirt. While it looks good right after it’s cleaned, it actually enables carpets to become TWICE as dirty TWICE as fast.

The best approach to carpet cleaning can be divided into six primary steps:

  1. Vacuuming to remove dry soil;
  2. Shampooing to enhance soil suspension;
  3. Scrubbing to enhance soil suspension;
  4. Soil extraction;
  5. Finishing (Pile Setting); and
  6. Drying

  1. First, Protek vacuums with a Carpet and Rug Institute “Green Label Plus” vacuum cleaner.  Ensuring a higher standard for indoor air quality, this vacuum removes the Dry Soil in an environmentally friendly manner . While some consider this an unnecessary step, by vacuuming the Dry Soil first, Protek eliminates a large portion of visible surface soil which would otherwise make step two less effective.
  2. Soil Suspension: Once the dry soil has been removed from the carpet, Protek uses special “Green” chemicals mixed with a heated solution as a preconditioning technique. Heat helps reduce the surface tension of water and enables faster, more effective cleaning than cold water. From a scientific perspective, heat accelerates the molecular activity of the chemicals employed, and thus aids in separation of unwanted matter from fibers. This process separates soil residue from fiber surfaces, creating a suspension of soils, and enhancing cleaning. Chemical formulation and application temperature are uniquely determined based on carpet type, configuration, and the amount of accumulated dirt.
  3. Scrubbing: Using multi-bristled brushes, Protek works the preconditioning chemicals into the fibers. In order to most effectively remove the soil which has been deposited and compressed since the last thorough cleaning, Protek carefully applies sufficient agitation and enough time to achieve uniform chemical distribution and fiber penetration. This enables the solution to effectively dissolve and/or suspend the soil for the most effective extraction.
  4. Soil Extraction: Optimal cleaning is then achieved by extracting the suspended soils as thoroughly as possible and rinsing the pile as completely as possible.
  5. Finishing refers to any procedure that enhances the appearance of carpet beyond the removing soil and stains. To improve perceptions of cleanliness, Protek employs pile setting or grooming tools.
  6. Drying: A rapid drying process not only allows Protek to return the carpet to the end-users as soon as possible, it reduces the potential for microorganism growth and eliminates slip-fall hazards, especially in areas where carpet transitions to hard surfaces. Depending on circumstances, Protek may combine natural and mechanical ventilation during the cleaning and drying phases, including commercial air movers (drying fans), HVAC handling systems, and/or dehumidifiers.
